North Port Real Estate Market

North Port is known for its diverse recreational opportunities and has even been designated a “Playful City USA” community. The community was called “North Port Charlotte” until 1974, when it became a separate entity, and a section of the city retains that name today. North Port uses zip codes 34286 through 34291.

The median price of homes for sale in North Port is in the upper $100s, an increase of about four percent over last year. Home prices start at just under $100,000 for cozy single family homes of around 900 square feet. About 75 percent of North Port residents are homeowners, and the median monthly rent cost is around $950.

High-end real estate is available in communities like North Port Charlotte Estates and Warm Mineral Springs. Many of these are Mission Revival style homes priced from the $600s for four bedrooms and more than 3,000 square feet of living space. There are some historic homes in North Port, including mid-century and ranch styles, with prices ranging from the $100s to the low $200s.

There are several new construction communities throughout North Port. Villas at Charleston Park features homes priced from the upper $100s to the mid $200s by builder Lennar, and Cedar Grove by Centex Homes offers new construction at a similar price point.

Prices start in the low $100s for two beds and two baths in about 1,300 square feet of living space and top out in the upper $100s for townhomes of about 1,600 square feet.

It’s just south of Myakka River State Park, where visitors can canoe, kayak, hike, fish, and view wildlife including alligators, deer, heron, and the endangered wood stork. The park also offers boat tours and safari tram tours. There’s even more hiking just east of North Port at the RV Griffin Reserve. Golf enthusiasts will find plenty to keep busy at Heron Creek Golf and Country Club, The Venice, Myakka Pines, and Riverwood. Warm Mineral Springs is a popular destination for those who want a relaxing, therapeutic soak in 85-degree waters. In addition, the city maintains 26 parks and recreational facilities.

There’s plenty of shopping to be found in and around North Port. Shoppes at North Port is a small shopping center with several retail, dining, and service locations. Port Charlotte Town Center, just south of the city, is a shopping mall anchored by Macy’s, Dillard’s, Sears, Beals, and JCPenney. Elsewhere in the county, Sarasota Mall and University Town Center offer even more opportunities for retail therapy.

Among Sarasota County’s largest employers are Publix, PGT Innovations, Sun Hydraulics Corporation, and Tervis, making manufacturing and distribution the area’s primary economic sector. The median household income in North Port is about $51,000, which is slightly higher than the Florida state average, and the cost of living in the city is about two percent lower than the national figure.

Children of North Port residents attend schools in the Sarasota County School District, including five elementary schools, two middle schools, a high school, and a K-12 charter school. Two of these, Toledo Blade and Cranberry Elementary Schools, receive excellent scores of eight or nine out of 10 from the school ratings website GreatSchools.org. Private schools in the area include Charlotte Academy and Community Christian School, both located in the neighboring city of Port Charlotte. Institutions of higher education within a short drive include University of South Florida’s Sarasota-Manatee campus, Keiser University, State College of Florida, Ringling College of Art and Design, and a campus of University of Phoenix.
